Send us whatever you've got.

You don't need a perfect set of plans. We work with what's available — for new builds and existing roofs alike.

PDF Plans

Architectural or construction drawings for new builds and reroofs.

Site Measure + Photos

For existing roofs — your measurements and photos from the ground or roof.

Just an Address

We'll model the roof from aerial imagery. That's all you need for existing buildings.

Existing Reports

EagleView, Hover, Roofr or similar — we'll use their data as a starting point.

3D Model

Already have a .xml, .rxf or .dab file? Skip modelling and go straight to reports.

Three steps. No software required.

You don't need to be a tech expert or own any special software. Just send us the job details and we handle the rest.

1

Submit your job

Upload your plans, photos, report or address through our portal or by email. Include your material preferences and allowances.

2

We build your 3D model

Our expert estimators model the complete roof geometry in Roof Wizard, applying your specified materials and accessories.

3

Receive your reports

Get your detailed take-off as a PDF, plus the 3D model file if you have Roof Wizard. Usually within 24–48 hours.

What you send us vs. what you get back.
What you send
PDF plans, aerial imagery and site photos

What you get back
Colour-coded block cut layout from a completed bureau job

A verified 3D model with panel layouts, cutting lists, flashings and full material quantities.

Everything your crew needs on the job site.

Every bureau job is made up of three parts: modelling the roof, running your reports, and any extras you need.

1

3D Modelling

We build a verified 3D model of the roof from whatever you provide. Cost is based on complexity — number of roof planes, pitches, eave heights and penetrations.

Typically $30 – $80

Simpler roofs cost less. Complex multi-level or commercial roofs cost more. Wall modelling priced separately by wall planes and penetrations.

2

Reports

Choose only the reports you need. Every report is generated from your verified 3D model.

Roof Quantity Report $15
Roof areas, plane dimensions, pitches, ridge/hip/valley lengths, eave and rake measurements.
Wall Quantity Report $15
Wall areas, openings, penetration locations and dimensions for cladding estimation.
Tile Quantity Report $20
Tile quantities by plane, ridge and hip capping, valleys, and accessory counts.
Flashing Report $15
Flashing schedule with types, lengths, bend angles and quantities for every junction.
Roof Flashing + Panel Report $25
Full flashing schedule plus panel lengths and quantities per plane. Includes material order list.
Flashing + Section Report $40
Flashing schedule plus cross-section diagrams showing panel runs from eave to ridge with overlap details.
Flashing + Block Cut Report $50
Flashing schedule plus colour-coded panel layout showing exactly where each sheet goes — with individual cutting lengths and waste minimisation.
Wall Flashing + Panel Report $25
Wall panel layouts with cutting lengths, flashings and penetration details for each elevation.

Common questions
What information do I need to submit a job?
For new builds, send your PDF plans. For existing roofs, you can provide a site measure with photos, an aerial report from EagleView, Hover or Roofr, or just the site address — we'll model it from aerial imagery. Let us know your material preferences and any custom allowances if needed.
How accurate are the take-offs?
Our accuracy depends on the quality of what we're given — with good plans or a thorough site measure, we can be spot on. That said, a site measure is still a critical part of the estimating process. Even with plans, you never truly know what's happening on a roof until someone has been up there. Every job includes a site measure report so your crew can confirm measurements on site before ordering materials.
How long does it take to get my report back?
Standard turnaround is 24–48 hours. Add priority processing for $20 and we'll have it back within 24 hours.
Do I need Roof Wizard software to use the bureau?
No. Every job comes with a PDF report and a site measure report you can view, print and share with your crew or supplier. If you do have a Roof Wizard license, you'll also receive the 3D model file (.dab) so you can run your own custom reports and adjust allowances.
What materials can you estimate?
Metal panels, tiles, shingles, shakes, flashings, battens, purlins and downpipes. If you need more detail — labour, accessories, fixtures and the like — you're better off with Roof Wizard, which handles all of that and more.
How is pricing calculated?
There are three parts: the 3D modelling fee (based on roof complexity — number of planes, pitches, eave heights and penetrations), the reports you choose, and any optional add-ons like priority processing. You see the exact cost upfront before you pay. If you already have a .dab model file, you can skip the modelling step entirely.
Is my first job really free?
Yes. Submit your first job and we'll complete it at no charge — modelling and reports included — so you can see the quality firsthand. No credit card required.
